To be able to offer your property on our website and apps through the publication of an advertisement, you must register. When you publish an ad you acknowledge being the owner of the property you advertise (or be duly authorized by the owner of the property for publication) and you will be solely responsible for the accuracy of the published data, so you will respond exclusively to any liability or damage that could be derived in this regard.
You acknowledge that LordInvestor reserves the right to cancel ads that do not comply with general conditions of use.
LordInvestor, being an intermediary, must be linked in the manner described in these General Conditions and, as such, the price and other information that appears in the advertisement in relation to the real estate constitute a commercial offer on our part.
To post an ad, you just have to follow the steps described in our website and apps. Once the process of publication of the announcement is finished, it will be received by the LordInvestor administrators and in case of acceptance it will be approved and you will receive a communication confirming the publication of the announcement at the e-mail address provided during the registration.
There is a possibility that LordInvestor may contact the advertiser, in specific cases to complete the verification of the advertisement.
By these General Conditions, you accept that when the announcement has been published with your consent at the end of the publication process, you will lose the right of withdrawal, based on the provisions of article 103 m) of Royal Legislative Decree 1/2007, of November 16, which approves the Consolidated Text of the General Law for the Defense of Consumers and Users (“TRLGDCU”).
Conditions of contract
The Registered User will not be able to upload ads to the platform until he / she contracts one of the “Packs” hiring plans we offer.
LordInvestor as intermediation platform will perform the following functions with the published advertisements, as long as there is a real interest in buying, trading or construction by a buyer interested third party.
BUY SALE OF REAL ESTATE
In case a buyer is interested in a property, he will have the obligation to fill out a form where he will be asked for the personal data as well as a letter of interest (LOI) duly completed, which will be attached with the sending of the aforementioned form. If the investment in question is of a value greater than € 10,000,000, a document demonstrating capacity or economic solvency (POF) to the buyer may be additionally requested by LordInvestor.
Once the requested documentation has been received from the buyer, the LordInvestor platform will verify said documentation and if it is accepted, we will continue to the next phase.
Once we have LOI and / or POF an e-mail will be sent to the owner or agent of the property informing him of the interest shown and enclosing a contract of representation and recognition of fees that he will have to sign and return by the same route. No document will be presented to the agent or owner of said investment, without previously signing the contract.
Once the signed contract of fees has been received by the agent or owner, it is already when LordInvestor will send the LOI and / or POF documents by email to be evaluated and examined by the property.
In case of acceptance of the buyer by the property, an e-mail will be sent to the buyer to inform him of said acceptance and, if necessary, to quote him for a meeting, visit to the property, etc. between buyer-seller.
AWARDING OF FEES
For the intermediation management of LordInvestor, the fees accruing to LordInvestor will be calculated on the value of the property based on the following relationship:

€ 10,000,000 – € 250,000,000 ——- 3%
These fees may be varied upon signature of the fee contract based on the negotiation previously established in Phase 3.
This table will not be applicable to registered users as AGENTS or DELEGATIONS that will be treated in a particular way, once they register as Agents.

MANAGEMENT BUY – SELL

In the same way as the previous ones, a budget will be issued that must be approved by the client or agent duly identified, for the management of these services. In the event of a purchase or sale of an investment through LORDINVESTOR, this service would be included in the commissions previously agreed upon.
Please note that these Additional Services may be subject to certain Special Conditions other than these General Conditions.
Intellectual and Industrial Property
8.1. Materials and information contained in the Web and apps

Also, both LordInvestor and other third parties related to the real estate sector, we will be able to use the information about the properties advertised on our website to carry out property appraisals and appraisals, price reports, statistical reports and other references of the real estate market. This information may be used even after the respective advertisements have been removed from the website.
By the mere fact of accepting these Terms and Conditions, the User will not reveal in any way the personal data of the property, nor logos, nor any other identifying data in the advertisement, since LordInvestor is the intermediary agent between seller and buyer. Otherwise, LordInvestor reserves the right to eliminate the User completely.
In case the images uploaded by the user do not comply with the minimum image quality they will not be accepted or LordInvestor will have the right to select a main image by default, modifying the advertisement.
All ads will be uploaded to the platform in ENGLISH. Otherwise, it will not be accepted automatically.
Responsibility of LordInvestor
Our responsibility is none other than that legally established by Law 34/2002, of July 11, Services of the Information Society and Electronic Commerce (hereinafter, “LSSI”) that indicates that in general, we cannot be responsible for the information published at the request of the Users.
Therefore, as providers of a mere intermediation service, we have no obligation to exert prior control over the veracity, accuracy, legality, integrity, relevance or adequacy of the information or materials published on the Web and apps since the same it is information stored at the request of the Users. Hiring with third parties through the Web and apps
You acknowledge and accept that any contractual or extra-contractual relationship that, if any, you wish to formalize with any advertiser, User, Registered User or third party through our Website and apps or our Services, will be carried out exclusively by LordInvestor, LordInvestor being the in charge of the management of these contacts between users or registered users.

Duration and term
The access to the Web and apps and the Services have, in principle, an indefinite duration, unless otherwise stated in any section of these General Conditions, in the Particular Conditions or in the applicable legislation.
